31 Pelican Street, Peregian Beach
A Feat in Modern Architecture, with Sublime Sea Views
No.31 Pelican Street, Peregian Beach is an outstanding example of cutting edge modern architecture. Award winning Noosa architect Tim Ditchfield planned this feat in contemporary design, which resulted in two of Ditchfield's long lists of attributes in 2009 when he took home the Australian Institute of Architects (AIA) House of the Year and Regional Commendation in 2009.
It is simply amazing when you are privileged to work with a sensational block of land and are not constrained by budgets. This "Holiday House" is set on an elevated site looking out to the ocean and foreshore. Low maintenance materials were used to create this piece of art, and include external timber boards, zinc metal cladding and off form concrete.
Set over what is essentially three levels, but incorporating myriad split-levels, this beach side residence benefits from an amazing outlook framed via picture clerestory and louvre windows, plus bi-fold doors. Ceilings soaring three storeys at some points, and wide hallways create a true sense of space and an easy flow from one room to the next. At entry, you will find a fully equipped home office, with built-in polished concrete benches – a theme that runs throughout the home in hallway seating, laundry and kitchen counters and bathroom vanities.
Continue past the guest wing with bathroom and bedroom, on to find the media room, which comes complete with surround sound and big screen television, and more. From here you can choose to go up to the sleeping quarters, or down to the living areas, where you will find a lounge, dining and kitchen opening on to a large entertaining terrace with built-in barbecue, infinity edge pool and spa. State-of-the-art fittings, as expected, in the kitchen include soft-close two-pac drawers and Gaggenau appliances, including steam oven and coffee machine (to name a couple) and it has a butler's pantry with preparation bench.
Upstairs you will find three generous-sized bedrooms, two of which have stunning ocean views and all with private terraces. Of course the master is by far the most impressive, with expansive decking to take in the vast sweeping sea view, walk-in robe and opulent ensuite. Multiple outdoor zones and courtyards includes one particularly special area with a Zen-designed water wall. Privacy is just another luxury, with ocean in front and bushland around providing a fabulous barrier.
Walk to the beach and Peregian Village squares array of shops cafes and selection of fine shops, or be in Hastings Street Noosa in just 15 minutes – this location has it all. No doubt, the list of exclusive fittings goes on, and you really need to see this home to fully appreciate it.
Inspections are by by appointment only with exclusive marketing agents Century 21 Conolly Hay Group salesmen David Conolly and Jonathan Tomasini.
